? Project Manager / Owners Representative ? Commercial Development & Construction
THURSTON Companies, a local real estate and development company is looking for a qualified individual, which possesses the qualifications and necessary experience to perform project management as well as owner?s representative work. The ideal candidate shall have at least 5 years previous experience in all project management, owner?s representation and estimating disciplines as well as having the ability to lead the successful planning and execution of all projects. Successful candidates must possess the ability to coordinate and supervise the construction process from the conceptual development stage through final construction, making sure that the project is completed on time and within budget.
Essential Duties and Responsibilities include the following. Other duties and responsibilities may be assigned.
? Initial review, interpretation and analyzation of project documents to determine project needs (subcontractors, materials, etc.)
? Prepares estimates and the necessary information for the submittal of proposals or bids.
? Reviews project proposal or bid to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
? Establishes project schedule for each phase of project, and arranges for appropriate subcontractor personnel.
? Consult with project staff to outline work plan and to assign duties, responsibilities, and scope of authority.
? Continuous direction and coordination of activities by project personnel to ensure project is completed on schedule and within budget.
? Review status reports prepared by project personnel and modify the schedules or plans as required.
? Prepares project reports and financial forecasts for executive leadership, client, or others.
? Complete responsibility for cost-management including change order preparation, receipt of prompt payments by client, prompt payments to subcontractors and vendors, etc.
? Effectively manage several on-going projects concurrently.
? Ability to lead, organize, plan, manage, and execute projects.
? Ability to prioritize tasks and responsibilities.
? Ability to successfully construct and negotiate contracts.
? Quality decision-making and conflict resolution.
? Positive working relationship with all project participants.
? Ensure that projects are operated and managed in an ethical manner at all times.
? Demonstrated experience in the preparation of comprehensive project budgets and extensive knowledge of project financial monitoring, tracking and reporting.
? Ensure client satisfaction.
? Effectively manage, as an owners representative, the entire preconstruction of a commercial development project inclusive of: all design consultants, land acquisition and permitting requirements, etc
Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
? Education and Experience
o Bachelor?s degree required with preference given to those with a degree in Construction Management; LEED certification is also a benefit.
o Formal education in building construction or a construction-related program.
? Communication/Computer Skills
o Ability to read, analyze, and interpret plans, drawings, specifications, financial reports, and legal documents.
o Ability to professionally respond to inquiries or complaints from customers, subcontractors, or members of the business community.
o Ability to effectively present information to executive leadership, clients, and subcontractors.
o Strong computer skills (Microsoft, excel, other programs)
